As an investor looking at Land/Property investments in Vanuatu, you may wish to own your investments through a locally incorporated company.
There are many benefits with this option such as:-
- Expedient transfer of ownership.
The standard procedure when purchasing a property is to apply to the Lessor for a Consent to Transfer the Lease to the new Lessee. Once this has been obtained, Lease Transfer documents are then sent to the Land’s Records Office to register the Transfer of Lease. Cost is 7% in Stamp Duty and registration fees. Many property purchasers demand a clause in the sale contract that registration be the final settlement condition.
Leases registered to a Local Company avoid this by simply transferring the share in the company and registering the transfer with the Vanuatu Financial Services Commission, paying a reduced total of 4% only. In some cases, the consent is not required on certain share transfers.
- Easier To Obtain Finance/Loans.
Banks are more likely to provide finance to purchase or to develop the property to a local company than to a non resident owner. A local company is always ‘resident’ and provides more comfort to local banks than a non resident because of the ease in preparation of security documentation.
- Carry on as a Business.
You or the new owner of the property may decide or wish to set up a business in Vanuatu. With a company already in place, the investor will only need to apply for the relevant approvals in the name of the company. - Residency Qualifications.
An investor will still qualify for Residency as an Urban Investor even though the property investment is held through a company, as long as the investment is of VT10,000,000 or more. Approximately US$100,000.00.
